Building design that gets permits — and gets built

Complete design packages for residential, commercial, institutional, municipal, and industrial buildings — coordinated with our structural and civil teams under one roof.

What we do

Our building design group takes projects from concept sketches to sealed permit and construction documents. Because structural, civil, and surveying live in the same office, coordination problems get solved at the drawing board instead of on site.

  • Architectural design and permit drawings
  • New homes, additions, and renovations
  • Commercial fit-ups and change-of-use projects
  • Institutional and municipal buildings
  • Ontario Building Code consulting and code data matrices
  • Adaptive reuse and building conversions
  • Mechanical and electrical engineering through our consultants
  • Project management and contract administration

Code-first design

Every project begins with a building code analysis under OBC 2024 — occupancy classification, construction type, fire separations, exiting, and barrier-free requirements — so the design that goes to your building department is the design that gets approved.

FAQ

Common questions

Who can prepare building permit drawings in Ontario?

Ontario requires permit drawings to be prepared by a qualified designer or an exempt professional such as a Professional Engineer. Our drawings are prepared under our PEO Certificate of Authorization and are accepted by building departments across the region.

What drawings do I need for a building permit?

Typically a site plan, floor plans, elevations, sections, and construction details, plus structural drawings where required. Requirements vary by municipality and project — we assemble the complete set your building department asks for.

Can you review or complete drawings I already have?

Yes. We regularly review, correct, and complete drawing sets started elsewhere, check them against the Ontario Building Code, and respond to plan-review comments so your permit can be issued.

Do you handle Ontario Building Code compliance?

Yes. Every set is designed to OBC 2024, and we provide code consulting for change-of-use, occupancy classification, and renovation projects in existing buildings.

Do you design commercial fit-ups?

Yes — retail, office, restaurant, and industrial fit-ups and change-of-use conversions, with the code review and permit support to get you open on schedule.
